From the house head across Sarah's Lane and onto Trelawney Rd.  At the end of Trelawney, cross the grass and follow the main road round the bend.  Cross over to the bottom of the car park and to the footpath on the far (town) side.  Turn left and walk down past the Church (keeping to it's left).  Go up Church Lane and turn right towards Prideaux Place.  Pass the old house and the Deer park.  Follow the road to Tregirls farm and then take the path running to the right of the main entrance of the farm.  This brings you down towards Hawkers Cove.  From there, depending on tide, you can return to town along the coast path or along the beach.
